Life
estate in real property.
I give _________[describe real estate] to my
wife, _________, for the term of her life to have the possession and management
thereof, with power to lease and encumber the same but with no power to sell
the same or any part thereof, and she shall have the net income therefrom
absolutely as her property after paying out of the gross income therefrom all
taxes and assessments thereon, costs of adequate insurance on the improvements
thereon, expenses of keeping the property in good condition and all other
expenses in the management and care of the property; and she as life tenant of
said property shall have power to do all and any of the above-mentioned things
in this _________ paragraph as fully as I, if alive, might do, upon such terms
and conditions and at such times as she in her unrestricted discretion shall
determine, and in no such matter or matters shall she be under obligation to
seek the permission of, or to account to, any court or to any other person, and
in no such matter or matters shall she be under any personal liability
resulting therefrom or from what she does or does not do in regard thereto;
provided that she shall have no power to dispose of said real estate by her
will and provided further that on her death said real estate with all the
improvements thereon and appurtenances thereto shall vest in fee in _________.
