To the Board of Zoning Appeals of the City of _________:

_________[Name] has petitioned the Board of Zoning Appeals of the City of _________ for a variance to permit the erection of a _________ on _________[street], in _________[city], _________ County, _________[state]; and

The property is currently zoned for _________ purposes; and

The immediately adjacent property and surrounding area is zoned for _________ purposes and is fully developed, consisting of _________;

We, the undersigned property owners, hereby respectfully petition the board to deny such application for a variance on the following grounds:

1. To grant this application will adversely affect the real value of real property in our community.

2. Our community is _________ in nature and to permit a part of such area to be used for _________ purposes, and particularly for _________ would violate the spirit of the zoning ordinances, impair public safety and welfare, and would do substantial injustice not only to the owners of properties immediately adjacent to the proposed site, but to the owners in the entire neighborhood.

3. The vehicular traffic which is necessarily a part of a _________[proposed variance] will add to the already heavy traffic on _________[street] and would create a hazard to pedestrians and particularly to our children who are obliged, in most instances, to cross _________[street] going to and returning from school.

Wherefore, we respectfully ask that the application be denied.
